Cambridge Management Services will undertake the following services to ensure developers & owners are properly informed of their obligations, this service generally allows for the administrative duties of managing a strata scheme.
- Prepare budget and levy contribution estimates
- Obtain competitive insurance proposals for consideration by either the developer or Owners Corporation
- Arrange for the necessary books and records of the Owners Corporation
- Arrange for all statutory meeting of the Owners Corporation
- Help or arrange the preparation of settlement pack or Owners Corporation manuals
- Comment on By-laws to ensure effective management by the Owners Corporation
- Provide general advice and assistance to the Owners Corporation and Committee members
- Act as the office bearers as required by the Owners Corporation or the Act
- Prepare and lodge income tax and BAS as required by laws
- Implement the decision and\or directions of the Owners Corporation and its Executive Committee
- Make applications to the relevant Strata Schemes Commissioner in a timely and prompt manner
- Prepare and distribute agendas and minutes of meetings
- Maintain the strata roll
- Issue levy notices
- Set up individual trust accounts for each Owners Corporation
